Strip oak for older houses, wide plank for newer ones, and engineered for everything on a slab.
Oak in strip through wide plank, plus walnut, hickory, and maple. Narrow strip widths are worth knowing about here, because they are what most original floors in the older houses already are, so a new floor in an adjoining room can be ordered to match. Engineered boards are stocked for slabs, upper floors, and radiant heat, together with acoustic underlayments for units above other units.

Installation
New hardwood flooring installation in Santa Monica houses and condos.
Nail-down, bonded, or floated, matched to what your building sits on.
Over a raised foundation with a wood subfloor, a solid floor can be nailed down. Over a slab, or in a unit above another unit, the floor is engineered and bonded or floated, and in a condo the underlayment is specified to whatever sound rating the building sets, with the documentation handed to you for approval. Delivery, removal and haul-away of the old floor, transitions, and trim are quoted with the wood.
Original Floors
Reviving the original oak, or starting again.
Plenty of the older houses here still have their first floor under a later covering.
Lifting a corner of carpet in a closet is the quickest way to find out, and we will check it at the consultation. Sanding takes a floor to bare wood in stages, with edges, corners, and closets done by hand, and the finish is rebuilt on top, which clears scratches, worn paths, tack strip holes, and old carpet marks. Screening and recoating is the lighter service. How much sanding a floor has left is read at a vent or a threshold.
Rentals
Floors for a rental or a duplex.
We quote unit by unit, and one visit can measure several.
For a unit you do not live in, the usual specification is engineered wood over an acoustic underlayment, or luxury vinyl where water is the bigger risk, both chosen so a single room can be repaired later without redoing the building. Each unit is estimated separately so you can stage the work.
Stairs
Hardwood stairs, nosings, treads, and risers.
Treads, risers, and nosings for the older two-storey houses and the duplexes.
We install hardwood nosings, treads, and risers, cut to match the floor in species, stain, and sheen so the two read as one surface, or contrasted where the stair should stand on its own. Carpeted stairs can be converted to wood, and stairs are measured on the same visit as the floors. More on our stair work.
Samples
Samples in the room, not on a screen.
Light here comes off the water early and turns warmer later.
So a plank that looks gray in a photograph can read brown by the afternoon. Small samples ship to your door free, and large sample boards come out with the in-home visit, several at a time, and stay at the house or the unit for as long as you need them. What we get asked most before a job here.
Do you sell the flooring or only install it?
Both. We sell it, deliver it, and install it, and the written estimate covers the wood and the work as separate lines.
There is carpet over my floors. Is there oak underneath?
In an older house here, often yes, and usually in better condition than expected because the carpet protected it. Lift a corner in a closet and look, or we can check it at the consultation.
Do you work on rental units?
Yes, and each unit is estimated separately so you can stage the work. One visit can measure several units.
My building requires a sound rating. Can you meet it?
Yes. The rating comes from the whole assembly rather than the plank, so the underlayment is specified to the minimum your building sets and you get the documentation to submit.
Can you match a new floor to the strip oak I already have?
Often. We carry narrow strip widths as well as plank, and we match on species and width before closing the rest with stain.
