Hardwood Floor Refinishing

Decades of wear, scratches, pet damage, sun fade — gone. We sand down to bare wood, choose a stain, and rebuild the finish from scratch.

Dust-containment
sanding.

We use modern dust-containment sanders — drum and edger — that capture the bulk of the dust at the source. Your art stays on the walls. Your kitchen stays usable.

Three-pass sanding (rough, medium, fine) brings the floor to bare wood without leaving sander marks. Edges and corners hand-finished.

Custom stain,
pro-grade finish.

After sanding, you choose: keep the wood natural, or stain to a color you love. We mix custom stains and apply a test patch on your actual floor — so you see exactly what it’ll look like before we commit.

For finish, you pick: water-based polyurethane (low odor, fast, clear), oil-modified poly (warmer amber tone), or hardwax oil (matte, repairable, natural).

How a project actually goes.

Floor inspection

We check thickness, board condition, water damage, and confirm the floor has enough life left for a sand.

Furniture & dust prep

We move furniture, seal off rooms, and protect HVAC vents to keep dust out of the rest of the house.

Sand → Stain → Finish

Three sanding passes, optional stain (with test patches), then 3 finish coats with screen-and-recoat in between.

Cure & re-entry

Walk on it in 24h, move furniture back in 72h, full cure in 7–14 days. We walk you through care.
